What is the need for an EPC?
Selling your property?
Since 2007 the government made it mandatory for home owners looking to sell their property to obtain a valid EPC as part of a transaction, giving an insight to the potential buyer of the homes current energy efficiency. This can also have a positive selling point depending on how energy efficient the home is.
Thinking of Re-mortgaging your home?
Having an EPC in place is one of the first thing lenders check as this will inform them whether they can offer a lower percentage rate. If you have a valid certificate they may want a more up to date report as methodology changes over time as well as the volume of the property, whether extensions have been constructed extending the footprint or certain upgrades have been installed since the last assessment was completed.
Are you a Landlord?
All landlords must have a valid EPC in place whilst renting out their property to tenants. An EPC rating is very important whilst the minimum rating Is an 'E' rating, this is due to change come 2030 to a new standard of a 'C' rating. On the report, shows clear recommendations on how to achieve higher ratings.
